      <title>Buyers Beware....The asking price of the property means SQUAT!</title>

Fortunately for  me I worked for the seller and didn't really care what the agents or  buyers thought. I just wanted to sell the property for my seller.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;In  my market right now &lt;/strong&gt;properties are selling on average for 102% of the  asking price. So it's really no different than when we used Range  Pricing. Back then, 2006 and earlier, my properties were selling for almost 104% of asking price.&lt;/p&gt;

&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Foreclosures and Short Sales are now selling with multiple offers to the highest bidder. &lt;/strong&gt;What I was doing 15 years ago, that was very controversial then, is now the norm. Funny how that happens. I guess we were just way ahead of our time.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;My advice to buyers now is the same as it was then. &lt;strong&gt;Make your offer based on the value of the property NOT based on the asking price. &lt;/strong&gt;The asking price doesn't mean squat. It could be too low or it could be way high. Have your agent do an analysis on the property and then submit an offer that has a chance of getting accepted.&lt;/p&gt;

They all  return my call within 5-10 minutes and stop what they are doing to go by  the house and check it out. Within one hour, I have writen estimates from all  three and time set aside on their schedules to get the repairs taken care of.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;OK,  now I'm prepared to call my Sellers.&lt;/strong&gt; So I give them a call,  explain the situation, go over the estimates and within 10 minutes I  have authorization to move forward with the repairs.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Smartly, I had  spent time during the listing presentation discussing inspections and  repair issues and my Sellers&amp;nbsp;were prepared. They understood  that these were serious issues and would not just go away.&lt;strong&gt; So,  they agreed to &quot;&lt;em&gt;let's solve the problem and close the transaction&lt;/em&gt;&lt;/strong&gt;&lt;em&gt;.&lt;/em&gt;&quot;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Now,  a little over an hour&lt;/strong&gt; after receiving the inspection report and e-mail  from the selling agent, I give her a call. Folks, for some reason she  seemed to be surprised that I called back so quickly, not to moan and  groan about a problem, but to let her know the problem had been solved, repairs had been approved and scheduled and the signed repair addendum  was on the way over from the Sellers. There's a  lot more involved with being a listing Broker...... than marketing.&lt;/p&gt;

&lt;li&gt;Repairs issues will not just go away. The seller will pay one way or the other. Best to just do them and close the deal.&lt;/li&gt;

In 2009 Poinciana Florida broke an all time record with the most resale property sales in their HISTORY with 1,596!!! That&#8217;s awesome!!&lt;br /&gt;&lt;br /&gt;Of those 1,596 sales 1,303 of them were either a Foreclosure (1,083) or Short Sale (220). Anyway, I spoke with this gentleman yesterday and could tell he was really stressed out. Life had dealt him a bad hand this year, health wise, and he has &lt;strong&gt;found himself disabled&lt;/strong&gt; and unable to make mortgage payments. In fact, he hasn&amp;rsquo;t made any for 5 months. His wife has just started back to work, so they are now in a position to start making payments, again. &lt;strong&gt;So that&amp;rsquo;s a good thing.&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;I&amp;rsquo;m writing this post&lt;/strong&gt; to bring to your attention &lt;a href=&quot;http://www.hud.gov/offices/hsg/sfh/pred/predlend.cfm&quot;&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&amp;ldquo;predatory lenders&amp;rdquo;&lt;/span&gt;&lt;/a&gt; and how they prey on good people&amp;rsquo;s misfortunes. First, these folks have no other debt except their house, which has a mortgage balance of approximately $170,000, including missed payments and a prepayment penalty. Fortunately, the Lender has not started &lt;strong&gt;foreclosure proceedings&lt;/strong&gt; and have not tacked on Attorney fees......yet.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;When I walked in today&lt;/strong&gt;, the first thing the Seller started telling me, was how he was working with a different Lender, to see about refinancing his house, to &lt;strong&gt;&amp;ldquo;help&amp;rdquo;&lt;/strong&gt; him out and how they should have an answer for him in 3 weeks. With this is mind, he only wanted me to list the house for 3 weeks, if I could sell it before the loan came through then good, if not he would take the loan being offered. Well needless to say this did not appeal to me and my immediate thought was to just give this guy some quick info, politely bail out and leave. But I couldn&amp;rsquo;t do it. He was very stressed so I decided to get some more info from him and see if &lt;strong&gt;I could give him some advice.&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Well to start,&lt;/strong&gt; his house is only worth $245,000 to $250,000 max. It turns out, the lender that is willing to &amp;ldquo;help&amp;rdquo;, has told him that he can do a loan for 65% LTV based on an appraisal of $300,000! And will only charge him $10,000 in closing costs. Now if you do the math, it means the Seller will have a new loan balance of $195,000 and after paying closing costs &lt;strong&gt;MAY&lt;/strong&gt; get a check for around $13,000. His current payment of $1,400, that he can&amp;rsquo;t afford, will go up to $1,500 (this is what the lender told him). Now what is wrong with this picture? I also explained to him that his current lender does not want to take the house back. How do I know this?
