Some days my job sucks!

Don't mess with me today!!

OK, so I came home from work today and said to TLW.

"Hey Hun.....I'm home!! I took three listings today. One's a trailer. The other two are short sales with one scheduled for auction on December 28th. I also submitted three low ball offers for an Investor and finished negotiations on a $10,000 lot deal. The inspection came back on the REO that's supposed to close next Friday and someone has stolen the AC unit and the water main to the house is busted. The buyer that closed two weeks ago called me again to let me know....‘If I knew the gutters were clogged I probably wouldn't have closed on this house. What are you going to do about it?' " 

Some days my job sucks! BUT.......I LOVE it. I'm funny that way.

My day, pretty good. Court House visit, new leads, sent 5 files into underwriting....could have been better. Well....I guess the good news is that tomorrow may be better. Perhaps Kid Rock would be interested in the Trailer. As for those gutters, what did the buyer do? I'm certain they weren't clogged when he closed on it! Brighter days ahead BB!!!

My day was just fine thanks.  I previewed a new home site for some buyers I'm taking on tour tomorrow in Leesburg. 

I visited a luxury new home site in Waterford and updated my info for a home that just "came back".  That's the story around here.  Builder sells lot and floorplan.  Builder builds home.  10 months later, the buyer cannot close and the house goes into the builder's inventory.  Builder calls me and says, "Lenn, we have an inventory for you."  I blog the new home and look for a buyer. 

That's my job.

I posted a blog about my preview of 4 homes yesterday.  I commented on a number of AR posts.  I spoke with a friend in Chicago about his agent directory and plan to update my links to my profile on his site.  I got another "outside" blog working and posted new homes in Loudoun County to it.  I roughed out a new map for Prince William County for special features.  I took about 8 phone calls from buyers and sent out 3 good referrals.  I spoke with brokers in my network about a some new financing.

That's my job. 

All and all, not a bad day.

Sounds like my day yesterday, I have been negotiating a short sale for months, showed a home that was another short sale and did a market analysis for a couple who can't afford to make their payments and the home is worth less than what they owe. 

Tomorrow is a new day :)  Things can only get better!

I am dealing with an out of town buyer that is very time consuming, they want to go all over the Twin Cities since they don't know the area - so they think I am their personal tour guide. Almost felt like hiring one -so that I could use my time a different way - like more productive! They aren't ready to buy until their home sells in Dallas - but I feel that I have to spend the time with them now so that I can build a relationship with them. Also, they were a referral from a friend - so can't turn those down! Just have to smile :).

I would line those Gentlemen up for him but he doesn't drink anymore. Too bad to. This was one of those days where I wouldn't mind babysitting him so he could get plowed :)

As far as the shirt goes you can pick one up on Cafe Press. I'm a registered trademark nowadays. I even had a few folks ask me for my autograph at the last AR Party in Orlando. Life is good :)

Hi Bryant...I drove 396 miles today returning home from a visit to see my mom in Connecticut.  While driving I thought to myself...I've had this car for more than two years now and not even a little scatch.  Three or four hours later I got a great big dent in the front of the right fender.  Just some huge rubber tread from a truck on I-95 and no place to swerve.

I needed to be home today as I have a settlement tomorrow, so tomorrow will be great.  Actually today was good too.

BB - Don't feel bad, at least you were productive in some ways. I have a lot of days lately that I might as well have been working as a volunteer because the time consuming business activities didn't even equate to a paycheck.

OK so the audio has been removed!!! I really do like having audio though so will be finding a way to record in my own voice. Any ideas on what site I can go to do this?

Today was just as hectic. I have to say I have been working my little fanny off the last few weeks.  I desperately need a buyer's agent. Anyone looking for a job? I'm losing business because I can't keep up with it all. HELP ME!!!! Before I lose my mind. Some woujld say it's waaaaaaaay too late for that:)

Hmm. 

Gave up $12,500 in commission to get a deal closed. 

Got screamed at by a buyers agent who didn't have time to take her buyer through the property for the inspection.  Ended up she didn't have a contract with the seller.  I'm the seller.

Got a call from a bank vp about one of my agents for calling a buyer agent a lazy b***h.  Explained to vp that my guy had a point. 

Gave all agents the "if anyone is going to call anyone a lazy b***h, or anything else colorful, it will be me" speech.

Had some drinks.

Went to sleep.

Woke up at 3.

Still up.

I was thinking the other day, it's interesting the way the industry charges for services.

You could be an easy client like me who will do the legwork, go to view houses alone, ask once in awhile for advice, but still hire you because I know I need unbiast representation.

You could be a client who need a reasonable amount of service and hours on the tab.

You could be a client who needs an excessive amount of services in, hours and handholding.

If you were a doctor, a lawyer, a dentist or a marketing consultant like me, you would be charged for the services rendered and the time in unless you are a welfare recipient, in which case you only do what they will pay for and use their approved service provider network.

In the real estate industry, though, all 3 clients can pay the same for varying levels of services rendered.  Not only that, but in many cases the real estate agent cuts commission to make the more needy client's deal go through- and needy is not necessarily defined by the wealth or lack of wealth in the client's pocketbook.

It is a strange thing.

BB - just think, it's only Monday. You have a whole week ahead of you, which could be good or bad. BTW I don't think clogged gutters are a big deal. Pretty easy to unclog in my experience. Worse are the sewer lines. LOL.
