Tutas Towne Realty and Bryant Tutas just had another successful Kissimmee Florida Short Sale closing with Flagstar Bank. This was an FHA Pre Foreclosure Sale.
Primary Residence. 3 bedroom 2 bath single family pool home located in Kissimmee Florida. This home has 1,416 sq ft of living area and was built in 1990. It was purchased as a foreclosure in July 2005 for $113,500. It Sold 8/31/2012 for $78,000. That's a decline in value of 31% in 7 years. I have personally sold this home 3 times over the last 12 years.
1. Bought as a Foreclosure in 2000 for $88,150
2. Sold in 2006 for $224,000
3. Sold in 2012 for $78,000
- 1st Mortgage with Flagstar Bank for $109,000
- Divorce. Relocation.
Tutas Towne Realty placed the property on the market 7 June 2011 for $65,000. We negotiated a deal at $65,000, 4 days later. Unfortunately, after 5 months of no response from Flagstar Bank, we lost the buyer and had to place the property back on the market.
5 days later we palced the property pending gain at $65,000. After 5 more months or no response form Flagstar Bank, this buyer also walked!!
So...we placed the property back on the market. 3 days later it went pending at $66,000.
After another 5 months we finally heard from Flagstar Bank. They countered at $78,000! After much back and forth the buyer agreed to ocme up on price and we moved forward at $78,000.
Tutas Towne Realty closed the transaction on 31 August 2012.
Bank of America accepted $70,300 or .64 cents on the dollar for the 1st mortgage.
***The Seller received FULL WAIVER OF DEFICIENCY with a $1,000 cash incentive to the seller.
