Foreclosure Tour Kissimmee Florida

Hi folks, Depending on who you listen to the foreclosure rate in Polk County Poinciana Florida is any where from 15% to 20%. I have no problem believing this since roughly 85% of the sales in this area are either foreclosures or distressed sales.

According to RealtyTrac there are 1,401 properties that are in foreclosure (Lis Pendens filed) on the Polk County side of Poinciana. There are 10,685 homes in this area. So let's call the foreclosure rate a minumum of 14%

Here's a little video I made yesterday that will show you what a 15% foreclosure rate looks like. The video was made going about half way down the road and only shows one side of the street.

BB, I cannot imagine the horror, the fear that people have. I pray the homes sell fast, and I know you are doing your part. But what bothers me the most is the disruption and destruction to the lives of the folks that lived there.

Yes, I am being a bit emotional about this, I just can't make it all business, I think all the time of the people who lived in these homes.

Are we at the bottom yet? Are we on the way up? Reports are so conflicting. Keep up the good work, I think the work you are doing means more than just a broker who changed his business tactics to stay alive. I think you are really helping to make things better.

Anyone looking for a new home should be looking towards you.

It is sad. I'm hoping the area will rebound and become a vibrant community again.

Saw a couple of houses for rent up at the front of the street in your video too. They might be going in foreclosure soon if they can't find a renter quick.  Been a while since I've been to Poiniciana, but everyone I talk to says how bad it is.  I did show properties in a neighborhood near Kissimmee of Landstar earlier this year.  Gated newer neighborhood and I would guess that every 2nd house was either for sale, for rent, or had high weeds in the yard.  That's just plain scary.

BB - that is so sad. Even though we know it exists it is hard to see so much smack in your face. And imagine how the folks who live there feel given what it has done to their community. It's good to hear how much you have been abel to help so many folks in Poinciana.

Your video tour is heartbreaking, such beautiful homes, it makes me wonder what happened to the families and their dreams. Somehow I think if I lived near the home with all the newspapers on the driveway, I'd at least want to pick them up and maybe cut the grass every now and then.

A question, do lenders file a lis pendens as part of the foreclosure process in your state?

Everytime I see a short sale or foreclosure come up on the MLS, I always think about you and your market.  While we have way more than we are used to here, it pales compared to this.  I can't think of a single area that would come close to that. 

I think I might embed your video in my next foreclosure report just to give Salemites some perspective.
