This is NOT a Short sale or a foreclosure. Just a good property priced to sell. There are 3 bedrooms and 2 baths with 1480 sq ft of living space in this never lived in home. Built in 2007.
Owner will consider financing with 40% down or buy out right. The price is low enough at only $75,000. Would make a great primary residence or rental property. Would easily rent for $750 to $800 per month.
Either way it's ready for occupancy. The AC and heating system was installed this week. Check it out....

WoW! it's amazing that properties can so for such a reasonable price especially with the ability to rent at such a great rate of return. Dang...We had that kind of market back in the early 1990's during the S&L Crisis and I wish I had bought everything I could get my hands on!
Looks like a great deal to me . . .cheaper than a fancy Mercedes or Lexus.
BB & Son,
If we're thinking about alternative financing, we oufgt to talk about owner financing on REO's!!!!!!!!!!!!!!!!!!!
Now I'll hear all those that say "it can't be done." They are right of course, they can't do it. In another life, in a galaxy far far away, I did many of them.
Maybe a hint to someone who doesn't yet know such self defeating Urban legends.

Wow BB, this looks like a real winner and a good ROI. Bet you get a smart investor on this one, or a first time homebuyer looking to close quick for the $8000 credit!
Should be gone by the end of the week.
Love your video series! This home got my attention. Is it on a paved road? Who is the builder?
Hi BB - That is an amazing price for a nice litle home! I guess your market is very different from ours. Here it would be 2 1/2 - 3 times that. An investor should pick that one up quickly.
Bryant, good luck with the listing. Do you remember how to sell a non-short sale? Fairly rare sometimes these days.
BB good luck with your latest listing. It looks like a nice home that you will have no trouble selling!
You should get a fair amount of response on that one. We get lots of people calling looking for seller financing.
Hi there. Well we had 5 showings on this one today so hopefully it will be under contract over the next day or two.
Vickie, this house is on a paved road and was built by America's First Home. They are now out of business.
We have plenty of similar homes available.
